Elhart Housing Partnership in Elkhart Indiana has a homebuyers education course (the same that is required for some conventional loan progrmas) and also assists buyers with down payment assistance.
Down Payment assistance programs may or may not be needed. There
are still a variety of
mortgage loan programs available that do not require down payment
money and that can allow a buyer with minor credit blemishes to buy without
a
down payment as well. Therefore, even if down payment assistance
is not available for your you, don't worry because there may still be a

These programs also help the economy by allowing more homes to be sold because more buyers are now available to purcahse homes. Most programs administrators place a lien on the home whose owner received downpayment assistance. The amount of the lien is reduced every year and eventually eliminated after a certain number of years. If a home onwer sells his property or refinance to cash out equity while there is still a lien on the property, he will need to return part of the assistance. Such measure is in place to prevent assistance recipients taking advantage of the assistance programs by "flipping", or quickly buy and sell, properties. There are certain areas in NY where lenders are able to offer better interest rates and programs than those available everywhere else. There are many government or other agency sponsored mortgage programs specifically targeted to, and only available in these areas. It gives qualified buyers up to 6% of a home's purchase price toward the down payment or closing costs. This can be on a 1-4 family home, a condominium, or a cooperative in one of the 5 boroughs of New York City.

There has been a recent market tightening due to the outrageously high
number of foreclosures throughout the nation. Many lenders have shut their
doors and others are not doing certain types of mortgage loans any further.
Investors have stopped buying as many mortgage loans, especially the more
risky loans and this has created a huge commotion with the stock market and
the mortgage market. Therefore, you can still buy a home with no money down
at this time, but it is becoming increasingly difficult to do. Check with
your mortgage lender, loan officer or mortgage lender to find out more
information about whether you qualify for a mortgage loan with
no down payment required.
